PHASE I - PRE-CONSTRUCTION:

PHASE II - PRE-CONSTRUCTION:
Zoning, severance, minor variance and other planning applications as required, site plan application, value engineering, construction drawings completed, building permit acquisition, subtrade bidding, subtrade shop drawings, GMP (Guaranteed Maximum Price) or other contract arrangement from Construction Manager, financing finalized, develop branding and create marketing strategy.
PHASE III - CONSTRUCTION:
Construction commences, management of change orders with CM and Architects, budget, critical path schedule, financing draws, substantial completion, pre-leasing and/or pre-sales.
PHASE IV - POST-CONSTRUCTION:
Building review period, addressing deficiencies, completion of as-built drawings, building systems operating efficiencies.
